The 'Compromesso'
Without going into too much detail this is a document between buyer and seller which legally seals the deal. This should be done with the assistance of a Public Notary who will handle the conveyancing of the property on your behalf. We will, of course assist with the appointment of the Notary.
At the compromesso stage you will pay a deposit which will go straight to the seller. If the latter defaults this will be repaid along with a similar amount, to you, the buyer. If you default your deposit is lost. At this point our service fee becomes payable.
It is usual for the vendors and purchasers to be present at the Notary's office for exchange and signing of contracts on completion - this is an efficient way of completing the deal and you may need to appoint an interpreter to act for you at this time - we will also be able to help with this. All other taxes and fees are paid at this time including the Notary's fee of some 1-2%.
The Government Purchase Tax will depend on your projected residency status. If you plan to become resident this will be some 4% of the declared value of the property. In other cases this tax will be approximately 10% of the declared value. This latter valuation is lower than the actual price paid by as much as 50%.
